Here at the Ipswich we’ve been dealing with expat cases for many years.

Through our manual underwriting and personal approach to every case, we’ve been able to help clients living and working all over the world enter the UK property market either to purchase or remortgage a UK property for themselves or their family, or as an investment to earn a rental income.

Our carefully crafted products and flexible lending criteria means we can consider a wide range of cases and circumstances – here’s some great reasons why you should choose us for your clients’ needs:

Buy to let and residential considered

We have products for both expat residential and expat buy to let, with a range of fixed and discount options available.

Larger loans and LTV limit

We will lend up to £750k up to a maximum LTV of 80% across both expat residential and expat buy to let. Cases above the maximum loan size may be considered on an individual basis – give us a call on 0330 123 1073 to speak to a member of the team.

Range of foreign currencies considered

For residential cases, we will consider applicants paid in Sterling plus selected foreign currencies – refer to our lending criteria for full details.

For buy to let, affordability is calculated on the basis of rental cover so we can accept applicants paid in any currency.

We will also accept purchase cases where the deposit has been built up in a foreign currency, so long as the source can be evidenced and it is moved into a UK bank account prior to application.

Non owner occupiers considered

We will lend to applicants who don’t currently own their own home, as long as they have done so in the past. This may be ideal for your clients who are living in a rented property abroad.

Most countries of residence acceptable

We will lend to applicants living and working in most countries other than those currently under UN sanctions.

No max age limit

Applicants in later life considered – our expat mortgages are available with no maximum age limit.

Flexibility on income

When assessing affordability we will look at employed, self employed, pension and investment income. Applicants must have a minimum income of £40k.
