Our self build products are available to applicants undertaking renovations, conversions and knock-down and rebuilds, new projects from scratch and those projects that have already started. We can consider schemes utilising Modern Methods of Construction (MMC) where BOPAS approved.

Our self build lending criteria – at a glance:

Build types
Loans available from project outset or mid-build for a variety of works. Modern methods of constuction considered for schemes registered with BOPAS.

Loan size
Max loan £500k – please refer if above this amount. We can lend in arrears.

Stage releases
Flexible stage releases – £100 release fee applies.

Overpayments
Fee free overpayments available up to 50% of the loan amount within the retention period.

After the build
Upon property completion, the loan can be switched to one of our retention products.

Property will need, once completed, to carry a suitable warrantly (NHBC Buildmark Cert, Checkmate 10 Home Warranty, Premier Guarantee, Building Life Plans, Buildzone, Zurich Municipal, International Constructions Warranty or ABC New Home Warranty) or be built under the supervision of a suitably qualifi ed architect or surveyor (RICS, ISE, CIB, ABE, CIAT, ICE and ARB). PII policy must cover a period of at least 6 years.
