Who is eligible for a self build mortgage with Ipswich Building Society?

We lend on land and properties throughout England and Wales and work with selected networks and clubs as well as intermediaries in our heartland area.

What do I need to include when packaging a self build case?

We ask that you include all of the usual documents you would include when packaging a residential mortgage application. As you'd expect, we also ask for a few additional items including full planning permission, building regulation approval, detailed costings, plans, specifications and proof of funds to complete each stage of the build.

What costings should be included?

When getting costings for the build, figures could include: land purchase, project management / support fees, site preparation, design / architect fees and construction costs including materials and labour.

What will you lend on?

We lend on self build projects for purchase or remortgage up to 80% LTV and for loans up to £750k. We will consider new projects, conversions, renovations, extensions, knock-down and rebuilds and unfinished/mid-build projects. Unfortunately we cannot lend on multi-plot developments.

Do you accept MMC / non-traditional build types?

We will consider applications for properties built using non-traditional methods or Modern Methods of Construction, where these are BOPAS-approved. MMC includes a range of contruction types including prebabricated, modular or panellised units and those parts which have been constructed offsite.
